Interior design company Abu Dhabi: how the appointment works

Luxxe Interiors is a Gold Coast interior design studio led by Tammy Brazel, designing home interiors since 2019. We have no office in Abu Dhabi, no staff here and no finished projects here. That is worth saying plainly on a page like this. What we do have suits owners who want the interior drawn and settled before a local builder puts a price on it.

What does an interior design company actually do?

Three kinds of business trade under that name in the UAE, and they sell different things.

A design company draws the interior. Layouts, joinery, lighting, finishes, and the drawings a builder prices from. A fit out contractor builds what those drawings describe. It holds the trade licence and pulls the permits. A furniture supplier sells product, and will often draw you a free layout to sell it.

The free layout is the one to watch. It costs nothing because it exists to move a sofa order, and it stops where product selection stops. Nobody has settled the ceiling, the joinery setout or the power. That work still has to happen, only later and under time pressure, and by then the tiling is booked.

The deliverables worth naming in the appointment

Ask the same three questions of every interior design company, Abu Dhabi or otherwise. Ask them before you sign. What drawings do I get. Who owns them after. What happens when the builder asks a question three months after the design stage closed.

A home design package should list what is in it rather than describe it in adjectives.

Working alongside the main contractor

Design and build sit on opposite sides of a line here. Most of the trouble on a home project lives in the gap.

A drawing set that leaves choices open invites the builder to make them. A builder makes them in favour of programme and margin. That is not bad faith. It is what happens when nobody has drawn the answer.

A full set also lets you compare tenders honestly. Two builders pricing the same schedules price the same job. Two builders pricing a mood board are guessing. The cheaper number turns into variations later.

During the build, the designer reviews shop drawings, answers site queries and checks samples against the schedule. At the end, someone has to walk the job against what was specified. That is the designer, not the builder.

How much does interior design cost in the UAE?

Studios quote one of three ways: a percentage of the build and furnishing budget, a fixed fee against a written scope, or a rate per square metre. None is fairer than the rest. What decides whether the fee holds is the scope wrapped around it.

Read the revision clause closely. Ask how many rounds of concept and layout change are included. Ask what counts as a new round, and what triggers an extra fee.

Budget follows scope and finish level, not floor area. A small apartment in stone and bronze costs more to fit out than a big villa in paint and porcelain.

Saadiyat, Al Reem, Yas and the handover spec

On Saadiyat Island, Al Reem Island and Yas Island, most owners take handover with a developer spec already in place. That spec decides how much freedom you have. Structure, service risers, wet area waterproofing, façade glazing and balcony finishes are usually fixed. Internal walls, joinery, lighting, floor finishes and the kitchen are usually not.

Towers add a layer. Works need approval from building management, with agreed hours, lift bookings and access routes. That approval runs on drawings, not on a verbal description. Older stock around Khalidiyah allows more structural change but arrives with less paperwork. There, a measured survey comes first.

Do you need a company based in Abu Dhabi?

For the build, yes. The trade licence, the permits and the site liability belong to a locally licensed contractor, and no overseas studio replaces that. For the design, no, because drawings travel.
